Lancaster Brown undertake Building Surveys and Valuations, throughout the Greater London and Home Counties areas. We survey Residential and Commercial buildings. We undertake Surveys on behalf of prospective purchasers and on behalf of prospective sellers of properties.
We undertake Homebuyers Reports (HBR). Our reports contain a photographic schedule with a reference within the schedule to the various defects and faults that are identified during the course of our inspection.
Valuations for Matrimonial Purposes
Lancaster Brown undertake Valuations for Matrimonial Purposes. We are often appointed as an Independent Expert and our Valuation Reports comply with The Civil Procedure Rules and Regulations.
Insurance Valuations
We undertake the Valuations of Residential and Commercial premises for Insurance Reinstatement Purposes. Our reports contain a measured floor plan and a photographic schedule.
Management
We undertake the management of residential and commercial properties. Our management philosophy is to be proactive. Our Management of Properties is undertaken by our associated company Engel Jacobs.
Engel Jacobs and Lancaster Brown comply with The RICS Regulations governing the management of properties and we have the Professional Indemnity Insurance cover that is required by The Royal Institution of Chartered Surveyors.
Party Wall Matters
We prepare and serve the Notices that are required under the provisions of The Party Wall etc Act 1996. We act for building owners and adjoining owners. We provide a quick and professional service in response to our clients’ requirements where often there is a short lead in time. We encourage a non confrontational style of managing Party Wall Matters.

Project Management
Lancaster Brown prepare detailed Specifications and Schedules for refurbishment and building works. We submit Tender Documents to contractors and we supervise all building works, in-house.
Works are often undertaken utilising the JCT contract process We employ two full-time and three Consultant Surveyors and a Structural Engineer. Our Project Management philosophy is to achieve a professional standard of finish and we ensure that all work is completed on time.

Lancaster Brown regularly undertake Schedules of Dilapidations for both Landlords and Lessees of Commercial premises.

We undertake and prepare Schedules of Condition for Commercial and Residential properties.
Valuations
We undertake Market Valuations for prospective purchasers We will undertake Valuations for clients who own portfolios of properties for Asset Management purposes and disposals of their interests.

Bank Valuations
Lancaster Brown are on the panel of several international banks and private banks. The Valuations are undertaken for lending purposes to both domestic and non- domicile clients.
Leasehold Enfranchisement
We are very experienced in valuing residential premises that are held on a leasehold basis in accordance with The Leasehold Reform Housing and Urban Development Act 1993 as amended by The Leasehold and Commonhold Act 2002.
We undertake the Valuation for the service and receipt of both Section 42 and Section 13 Notices. The Valuations are undertake for Lease Extension and Enfranchisement purposes.
We attend The Leasehold Valuation Tribunal (LVT). Where possible all matters are negotiated without the need to attend the Tribunal but nevertheless, we follow the Tribunal process to achieve a satisfactory settlement. Please refer to the link below.
Valuations for Capital Gains Tax Purposes
Lancaster Brown undertake Valuations on behalf of clients to settle Capital Gains Tax and Inheritance Tax matters and we negotiate settlements with the District Valuers’ Office.
